There are many strategies for real estate investing. In my last newsletter, I talked about how I get good leads. If you are a new investor, one of the first things you need to do is concentrate on your “COI”, Center of Influence. These are people ‘who you know’. I have identified over 125 examples of ways anyone can generate names, addresses, phone numbers, and email contact information to help you initially market your real estate investment strategies.
Here are my top 10 examples of my COI: family members, best friends, doctor’s names, dentist names; coaches’ names, members in my church, auto mechanic name, my accountant’s name, name of my insurance agents, and my favorite restaurant owner’s name. There are numerous ways to find leads in the real estate market, ranging from traditional direct mailing campaigns to using the MLS to searching internet feeds. Real Estate Investment Solutions is willing to help you chart your course to success.
Your COI can help you in one or two ways, “Finding people who want to sell their homes” or “Finding Buyers looking for motivated sellers”. Either way, you need to generate leads. The more leads you generate, the more offers you can make. The more offers you make the of those offers will be accepted. The more offers that are accepted, the more money you will make!
You, the real estate investor, need to know what motivates your potential seller. Also, you need to know what your potential buyer is looking for…i.e. what area/location is important.
There are many “Free Lead Generator” tools that can help you get started managing your time better and searching for some websites for “Free Leads”. Here are a couple of websites we recommend using: www.craigslist.com, www.ForSaleByOwner.com, www.FSBO.com, www.Pages.EBay.com/RealEstate.
Also, when searching the internet for motivated sellers, here are a few “Key Words” and “Phrases” to use: motivated seller, foreclosure, bankrupt, probate, divorce, estate sale, As-Is Condition, and retiring. These are ways to find potential “Good Deals” without using a Realtor.
You can still use tried and true methods such as hanging bandit signs or traditional advertising to generate your leads as well. Any or all of the above methods will help your chances of getting good deals under contract.
